To begin with, because you are obtaining a mortgage to help finance your purchase, you actually need two different attorney functions…one function is to act Buyer's Counsel on your behalf …and the other is to act as Lender's Counsel or "Closing Agent" for your lender. As you may observe in reviewing the following material, these two functions  complement one another. Accordingly, it is logistically more efficient if my office performs both functions…in which case, I reduce the closing agent fee.  The flat fee for Buyer's Counsel Representation is $750.00. The fee for services provided as Closing Agent is $675.00, but is reduced to $325.00 if my office performs all of the services described herein.
